The land market doesn’t tell you where it’s going.

Costa Rica’s land market operates without a standardized comparable sales database, and asking prices vary dramatically across micro-markets. There is no reliable public source for closed transaction prices. The current process to evaluate a new market involves manual surveys of Encuentra24, conversations with local brokers, and flights to walk parcels in person. It takes weeks and still produces no view of where the market is heading.

This affects every party making land decisions. Foreign and domestic developers, individual buyers protecting their capital, and the brokers and realtors who advise them all face the same gap.

How it works

Ingest, score, surface.

Ingest.
We continuously aggregate active and closed land transactions from licensed market data sources across Costa Rica, building a structured time-series record of how every parcel moves through the market — listed, repriced, withdrawn, sold.

Score.
Each geographic submarket is scored on two dimensions: momentum and volatility. Momentum captures how strongly and consistently prices are moving. Volatility measures whether that movement is stable or erratic. Scores update continuously as new transaction data flows in.

Surface.
Scores roll up to a color-coded interactive map. Click any market for transaction depth, confidence rating, current pricing dynamics, and a multi-scenario five-year projection range — so you can see not just where prices are today, but where the trajectory is heading.
Methodology

Six signals, two scores, one color.

The Land Momentum Index combines six measures of how a market is moving. The Volatility Index measures how stable that movement is. Together they map to one of six color states. We tell you which window the score is computed over, how many transactions back it, and how confident the model is.
